How We Select What We List

Potterytrailx does not accept every instruction. Before a property enters our portfolio, our team conducts a physical site visit, verifies the land reference number against county records, reviews the title deed for encumbrances or caveats, and benchmarks the asking price against at least three comparable recent sales or lettings in the same sub-location. Only once those checks are completed — typically over three to five working days — do we photograph the property, prepare the listing brief, and introduce it to our active client register. This process protects buyers from title surprises and protects sellers from protracted negotiations driven by mispricing.

Not Seeing the Right Property?

Our active portfolio represents only a portion of the mandates we manage at any given time. Some clients prefer to sell or let without broad public advertising — a preference we accommodate fully. If you have submitted a property brief to us and the right listing is not yet showing on this page, please do not assume it does not exist. Contact our office, share your criteria — location, size, budget, intended use — and we will check both our public and our off-market inventory. We aim to respond to all registered briefs within one business day.

“I submitted a brief for a commercial space near the town centre in January. By the third week, Potterytrailx had shown me two off-market options I would never have found through any listing site. I signed a three-year lease on one of them. The team was thorough and professional throughout.”
